Phase One



Masonry, windows and doors were restored on the south gables: east, centre and west; and the east and west gables.

The existing brick and stone work was restored and cleaned on each of the gables noted. Cracked units were replaced. The caps stone joints were cut out and re-pointed. Each of the gables was re-pointed as required. The upper gables were re-pointed 100%.

Windows and storms were stripped of their paint, the glazing was re-seated, cracked glass was replaced and all of the windows, storms and trim inside and out were painted. New caulking was installed between all of the windows and the masonry.

The rose windows were rebuilt with existing wood trim and spokes being re-used where undamaged by water.

The doors and transoms on the south gables were restored and repainted.

The metal fire-escape was removed and the missing stone door sill replaced. Sull sashes were installed on the interior of the key hole windows on the south gable, the centre gables attic windows and the two rose windows (east and west gable).

Basement Windows of each gable noted above: the original glass was replaced with security glass and the existing mesh was removed, cleaned and ho dipped galvanized and re-installed.

New storm windows were installed where required. The surface of the east exterior stair landing and the sides of the stairs were repaired as the tile and concrete was crumbling. The east gable photo shows new work.

The metal cornices and parapet trim was repaired and repainted. The wood work was painted the original colours of white frames and red sashes on the windows and storms; and dark red doors and trim.

The circular and rose windows were painted white as per the original design.

This is a summary of the work that was done in Phase 1 on all elevations. The east and west gable elevations are the same.
